The Urquhart Estate was the last large property in the centre of Hawthorn to be subdivided. The Urquhart family had owned Crown allotment 63 since 1850 and although the Glenferrie Road frontage had been built on, including land for the Presbyterian Church, and a road planned through the middle - the majority of the property was still leased for farming purposes, for Prevot's pigs, Cam's dairy cows, and by Chinese market gardeners from c1889 until 1919. A subdivision plan with new Boulevard, Rainbow Avenue and extending the existing Lyall, Elmie and Goodall Streets was prepared soon afterwards.
