"Manningtree" was the home of Henry Box, merchant, from circa 1855. He was influential in the establishment of the Church of England in Hawthorn, a trustee of the Boroondara Cemetery, on the Boroondara District Road Board, a Returning Officer for South Bourke and a Member of Hawthorn Council 1863-5. Manningtree Road was subdivided in 1873, the family retaining property at the Western end. The house was extended after Henry's death in 1882/3 by George Box, with a central tower and was an elegant cement rendered building. It was owned later by the Kennon family. The Vasey War Widows Guild altered and extended it into flats.
